Our sweet spot is $7 million to $60 million - where the majority of our capital is placed - but the range runs from small-balance loans to $150 million and beyond, and the process is the same disciplined process at both ends. Smaller loans get institutional-quality packaging; larger loans get principals who have closed at that scale, repeatedly.

Mezzanine/Subordinate Debt
Subordinate debt behind the senior loan, used to push total leverage when the senior market won't get you there. We negotiate the intercreditor alongside the senior so the pieces actually close together.
Preferred Equity
Structured capital within the ownership - often the right tool when loan documents prohibit subordinate debt, or when the plan needs more flexibility than a fixed-payment mezz piece allows.

Bryan Gortikov
Bryan has personally closed more than $3.8 billion of bridge, construction, and permanent financing on behalf of clients ranging from high-net-worth individuals to institutional developers. Specializing in structured transactions, he leverages a quantitative background and a deep network of capital sources to develop creative solutions for his clients.
Bryan has also owned and managed more than 50 commercial and multifamily projects valued at over $1 billion, comprising more than 1,500 units - experience as an owner, investor, and lender that shapes how every Gortikov Capital engagement is underwritten and negotiated.
Prior to founding Gortikov Capital in 2016, Bryan was a Principal at George Elkins Mortgage Banking Company, where he became the youngest partner in the firm's 94-year history. He holds a B.S. in Materials Science and Engineering from the Massachusetts Institute of Technology, and serves on the Board of Directors of the Harmony Project, a Los Angeles nonprofit supporting underprivileged and at-risk youth through year-round music education.
Allen Roth
Allen represents commercial real estate owners in securing permanent, bridge, and construction financing across the major property types - multifamily, retail, office, and industrial. He is responsible for all facets of the loan procurement process: underwriting, offering memorandum preparation, marketing to prospective lenders, securing loan approval, and closing.
Prior to Gortikov Capital, Allen spent 15 years on Wall Street in structured finance, on both the buy side and sell side with Syncora and Chase, where he originated, structured, marketed, and closed collateralized debt obligation (CDO) and asset-backed security (ABS) transactions across asset types. He holds a B.S. and an M.B.A. from NYU's Stern School of Business.
Michael Enderson
Michael is responsible for underwriting and executing financing transactions across multiple asset classes. He supports negotiations with capital sources and manages relationships with institutional and family-office clients, advising on financing, investment, and asset management strategy.
Prior to Gortikov Capital, Michael played an instrumental role in the development, financing, and recapitalization of multifamily and mixed-use projects across Southern California at WSC Communities. He holds a B.A. in Economics with a minor in History from UCLA, where he remains active as a member of the UCLA Real Estate Alumni Group and as a mentor to students pursuing careers in commercial real estate.
